The Client approached Mr. Roof Repair because they have a skylight that had leaked in the past. The skylight was not currently leaking, however they wanted a thorough assessment of the unit and the roof as a whole.
Upon inspection, Mr Roof Repairs Roofing Specialist (RS) Team found that the bottom of the skylight was installed using the incorrect type of fasteners. There was also a gap under the flashing because the plywood below had rotted from water exposure, and had begun to cup. At some point, someone had applied caulking to the step area of the skylight. This voids the warranty as the caulking is causing any water that gets behind the flashing to become trapped. There were also some nail pops discovered in the area surrounding the skylight, and a shingle had begun to curl.
It was recommended that the skylight flashing be removed so that the rotten roof deck could be replaced and the skylight could be re-installed with proper flashings and new shingles could be installed around it.
During the assessment it was also noted that the roof on the pool shed was heavily deteriorated. The shingles were curling, cracking, and balding (granular loss). Many shingles were also missing from the roof. It was recommended that the pool shed roof be replaced as soon as it was possible.
It was also noted that the main house was both cross ventilated and mixed vented. This was causing a major disruption in the air flow through the attic space. It was recommended that this be corrected as well.
